Pre-Purchase Moisture & Construction Defect Evaluation
Before you purchase your dream home, let Bray Building Consultants inspect the property for hidden moisture intrusion, mold concerns, construction defects, and building envelope issues that may not be identified during a standard home inspection. Our evaluation helps uncover potential problems before they become costly repairs, giving you peace of mind before closing.
This evaluation can be performed during or in conjunction with your standard home inspection for as little as $1,000.
Following the inspection, Bray Building Consultants will provide a detailed written report documenting the condition of the home, identifying any areas of concern, and offering professional recommendations so you can make an informed purchasing decision with confidence.
Evaluation includes:
Roof – signs of leaks, improper flashing, drainage issues, and installation defects.
Exterior walls and siding – cracks, gaps, improper installation, and water intrusion points.
Windows and doors – failed seals, improper flashing, gaps, and evidence of leaks.
Foundation – cracks, settlement, drainage concerns, and moisture intrusion.
Attics and crawl spaces – ventilation, insulation, condensation, and signs of mold or moisture.

Initial consultation
Bray Building Consultants provides precision consulting for challenging remediation projects. When moisture or mold becomes a concern, we identify the point of entry causing underlying issues and develop a detailed findings report that pinpoints areas requiring corrective attention.

Unassisted plan of action
After the initial consultation, we can prepare a comprehensive, step-by-step corrective action plan at an additional cost. Bray Building Consultants accepts no liability for the implementation of corrective measures unless the firm is expressly contracted to supervise the project.

General contractor for corrective restoration
Bray Building Consultants will be onsite every step of the way to ensure your plan of action is executed per Bray's plan of action.

Billing process
Phases 1 and 2 require full payment upfront at time of invoice.
Phase 3 (general contractor services) requires a 50% deposit to secure scheduling,
with the remaining 50% due upon completion of corrective measures performed. Excludes
additional repair work such as sheetrock repair and painting.
